Methodology & sources
- Foreclosure activity — two public-record stages of a Missouri
non-judicial foreclosure: the recorded successor-trustee filing (the start of the
process, which an owner can still cure) and the published trustee-sale notice
(roughly 21 days before auction). Deduplicated by property, so a filing seen at
both stages, or published on several dates, counts once. - Owner type — owner-of-record / borrower name classified investor / bank /
trust / individual by entity name pattern; only the category is kept, the name is discarded. - Monthly figures — bucketed by the date a filing was captured from
the public record, never by the scheduled auction date (which is a future
date and would shift volume into the wrong month). Where a record carries no
capture date of its own, the date of the collection run that retrieved it is
used. The first and current months are partial and marked as such. - Coverage — St. Charles County, Missouri. St. Louis County and St. Louis City are not included: our public-record capture there is not yet complete enough to publish.
- No personal data — a hard filter drops every name, address, parcel, and
contact field before any figure reaches this page — every number here is a count or a share.
